Data is cheap. Interpretation is not.
Anyone can pull a demographic report for a three-mile ring. The report will tell you median household income and population growth, and it will not tell you whether the site works.
The questions that matter are harder: is the trade area actually a ring, or does a highway, a river, or a school district boundary cut it in half? Does the daytime population look nothing like the residential population? Is the category already saturated at this density, or is the existing competitor underperforming for reasons that would apply to you too?
How the trade area is defined
Rings are the starting point, not the answer. Drive-time polygons account for how people actually reach a location. Physical and psychological barriers — limited-access highways, waterways, municipal lines — get drawn in, because customers treat them as walls even when the map does not.
What gets analyzed
Population and household composition. Income and, more usefully, spending in the categories this specific business sells into. Daytime versus residential population, which frequently reverses the conclusion for lunch-driven and service businesses. Competitive inventory with an honest read on saturation.
The part that matters
Every section closes with what the finding means for this business at this site. A market analysis that ends with a data appendix and no conclusion has handed the hard part back to you.
Where the data says the site does not work, the report says the site does not work. That is what you are paying for.
